PAF also provides funding - as either a correspondent-lender or as a broker - for the following situations:

Whether we are lending directly, or acting as an intermediary, we always strive to find the best funding solution possible for the borrower.  We especially find this dual role works best as there are still many loan situations today that do not need to pay hard money rates and can be financed less expensively.  PAF believes that if a real solution exists for a funding opportunity, we are as good, or better, than anyone out there and as always, brokers are very welcome.  We believe that expectations need to be set properly, and if a loan can't be done, we'll tell you quickly and directly why it can't get funded.

 

Real Estate Loans:

In addition to direct lending, hard-money opportunities, we can also facilitate commercial mortgage loans nation-wide of virtually any amount - although we tend to focus below $50 million in for brokering-correspondent situations.  We can also place loans that qualify under various Government programs including HUD.

 

Please know that despite the problems in the credit markets, there is still a reasonable amount of capital - both hard money and conventional - available for real estate loans, the challenge today is finding quality loan opportunities.

   Accounts Receivable and Purchase Order Financing:

PAF can arrange loans and other credit facilities leveraging A/R and in some cases against quality PO's.  A/R advance rates can go up to 80+%.  Rates can range from the lower, rates offered by traditional institutions, to the higher hard-money pricing for more difficult situations.

Note Purchases - Distressed or Discounted:

PAF can purchase notes directly under our parameters, or we can also finance the purchase of a note by another principal.  We can also facilitate larger transactions directly for our investors. 

Small Business and Commercial Loans:

PAF can arrange short-term loans for cash flowing businesses.  We can also arrange loans funded by various government programs including SBA and USDA for existing or certain start-up businesses.

Busted Condo or Residential Developments and Hospitality Properties:

PAF can lend directly, or source capital, for certain of the above situations.  Please refer to "Hot Opportunities" for current situations we are seeking.
